Tenant Improvement

You have the “space”.  Now you need to make it your own.

Tenant Improvement, “TI”, or as it is sometimes referred to as “Tenant Fit Up” has its own unique construction characteristics.

The importance of initial mobilization to occupancy is often elevated for TI type projects over virtually any other construction model due to a number of factors such as:

  • Unforeseen “surprises” in pre-existing construction conditions not anticipated until the demolition / construction stage has commenced
  • Project delays that may force the client to pay premium rental fees to stay in existing premises – which may not even an available option
  • Mandate to maximize on pre-negotiated “free” months of leasehold relocation timing when applicable
  • Urgency to commence revenue generation in retail markets as soon as formal occupancy approvals received
  • Significant coordination requirements with landlord and possibly other building tenants
  • Critical time sensitive logistics for seamless communication cutovers between the existing premises over to the new facility

A typical project might be the renovation of existing occupied space requiring significant portions of the work to be performed outside of regular business hours in order to minimize interruption to existing business flow. Or it could involve the expansion of an existing tenant footprint that requires the same high level of “fit and finish” facilitating a complementing quality final product. Or the TI could be a multi-floor development as a first tenant in a brand new office building.
